Can This Paris Apartment Be Renovated The Way You Want?

A practical pre-purchase guide to what may be possible, and what to investigate before making an offer.
The short answer: Possibly. But in a Paris apartment, almost every change depends on something you cannot see in the listing photographs.
BEFORE YOU BUY
The view, the moldings and the light may make you fall in love. But can the apartment support the way you actually want to live?
Moving a kitchen may depend on drainage. Adding a bathroom may depend on pipe locations. Air conditioning may require copropriété approval. Something can be technically possible and still be unwise, disproportionately expensive or difficult to approve.
Here are the most important questions to ask.
CAN THE KITCHEN GO WHERE YOU WANT IT?
A kitchen’s location is governed by water, drainage, ventilation and electrical capacity. Moving it too far from the existing waste pipes may require raised floors or awkward compromises.
Ask: Where are the existing supply and waste lines? Can the plumbing reach the proposed kitchen with sufficient drainage?
CAN YOU ADD A BATHROOM OR WC?
Available space is only part of the equation. The location of the building’s waste stacks and the construction of the floor are often more important.
Ask: Where are the waste stacks? Can the plumbing be routed discreetly, reliably and legally?
CAN WALLS BE REMOVED?
An existing floor plan may not reveal which walls are structural or what alterations have already been made. Even removing a non-structural wall can affect parquet, moldings, heating and electrical layouts.
Ask: Which walls are structural? Will an engineer or copropriété approval be required?
CAN AIR CONDITIONING BE INSTALLED?
The challenge is usually finding a permitted location for the exterior unit. Balconies, rooftops, courtyards and façades may all be subject to building restrictions.
Ask: Has air conditioning been approved elsewhere in the building? Where could the exterior unit and ducting go?
CAN THE WINDOWS BE REPLACED?
New glazing can improve noise, drafts and energy efficiency, but replacement windows may have to match an approved design.
Ask: Are there copropriété, façade or heritage restrictions?
CAN THE APARTMENT’S CHARACTER BE PRESERVED?
Parquet, fireplaces, doors and moldings often make an apartment special, but they can also limit how easily the layout can change.
Ask: Which features are worth preserving? Can the new plan work with them? What would restoration or reproduction add to the budget?
LOOK BEYOND THE APARTMENT
The building matters almost as much as the floor plan.
Work affecting structural elements, façades, roofs or common systems may require copropriété approval. A high floor, small elevator or narrow staircase can complicate demolition, deliveries and installation. Planned roof, façade or elevator work may also mean future charges.
And visit at different times if possible. Restaurants, schools, deliveries, courtyard acoustics and upstairs neighbors may affect daily comfort more than anything visible in the photographs.
YOUR VIEWING CHECKLIST
Where are the water supplies, waste stacks and ventilation routes?
Which walls are structural?
What work requires copropriété approval?
Has air conditioning been approved in the building?
Can the windows be replaced?
Which original features should be preserved?
Can materials, appliances and furniture reach the apartment?
Are major building works planned or recently approved?
How does the light change during the day?
What can be heard from the street, courtyard and neighboring apartments?
Would the proposed changes improve the apartment—or force expensive compromises?
USEFUL DOCUMENTS TO REQUEST
The current floor plan with reliable dimensions.
The copropriété rules and recent meeting minutes.
Any previous renovation plans, approvals or technical reports.
A FINAL THOUGHT
The best apartment is not always the one that needs the least work. An unpromising apartment may be transformed beautifully, while a charming one may resist the changes you need.
A pre-purchase review helps identify the important unknowns before you commit, and determine whether the apartment you love can become the apartment you have in mind.
